Before you call.

Do you work with buyers outside New York and Miami?

Those are our two home markets and where our sourcing advantage is real. We take work elsewhere selectively, usually alongside a trusted local partner, and we will say so plainly when a market is outside our edge.

Do I have to use every service?

No. Most relationships begin with one mandate, often an acquisition or an advisory question. The other capabilities exist so that when the need appears, you are not starting over with a stranger.

How are you compensated?

It depends on the engagement: commission on transactions, fees on advisory and management mandates, and negotiated economics on development and capital markets work. Terms are agreed in writing before work begins.

Do you represent sellers as well as buyers?

On acquisition mandates we represent the buyer exclusively, so our loyalty is never split. We do take listing and disposition work as separate engagements for owners in the portfolio.

What is the smallest engagement you take?

There is no formal floor. The better question is whether the work suits a firm that runs the whole chain in-house, and that is what a first conversation is for.
